At a recent convivial lunch in the Hawkes Bay sunshine, a friend asked whether there were still opportunities coming available in the Auckland market. The publicity in the provinces would lead many to think that all Auckland property was now over-valued, and selling before it is even listed. So, whilst it is true that listings are scarce, and values have risen, and that many tenants have been converted to owner-occupiers, there are still opportunities. But those opportunities are different from the opportunities in the past. Often it is necessary to have a little imagination to spot where the opportunity lies, and how it can be exploited.
Over the past month Expedio has continued to be busy with both acquisitions and sales. Sales have been primarily investments. However leasing enquiry has been noticeably slower, and potential tenants in no hurry to make decisions.
