I had to buy new trousers

Nov 24, 2016

I like to get full value from the products I buy. I don’t like to throw them away just because they are old or have gone out of fashion.
But I did need to buy new trousers. The knees had totally worn out. And the knees had worn out because we have done so many transactions.

I am sure that it’s not part of the curriculum being taught for a Bachelor of Property in our higher learning institutions. But it should be. Because there is a direct correlation between property sales, and the sale of new trousers.

Because vendors spend so much of their time on their knees, that they wear out their trousers. I’m even thinking of investing in a pair of those knee protectors that carpet-layers wear.It might be easier on my worn out knees.
With the number of transactions we have done, it seems that every time I have to get down on my knees and beg for a tax invoice for the commission transaction.
Every time I visit Countdown, or Briscoes when they have a one day sale, I receive a tax invoice and pay my money. Done and dusted – just like that. I never have to get down on bended knee and beg for the invoice.

It is therefore another one of the mysteries of the universe that real estate companies cannot produce a tax invoice within weeks , and without begging, even when the invoice is for tens, or many tens , of thousands of dollars.
But the investment in the new pair of trousers is made totally worthwhile because of the excuses I hear. The most common excuse is “admin”. Who or what “admin” is I don’t know, but it’s their fault. I won’t apologise for pointing out to agents that if you get the commission, then it’s your responsibility !  Because it’s always someone else’s fault – admin, Australians (yes- really ! ) or aliens.
My simple tip for Real Estate agents : Spend a little less time on the fancy brochures, and a little more on making sure you look after existing customers.
